A Great Home Starts With A Great Foundation
Effective June 1, 2016 new HUD regulations require that the area around the perimeter of the home (abutting the foundation) must be properly finished and back filled to allow for proper drainage away from the perimeter of the home and foundation. A home site which is not properly finished and back filled can result in the failure of the final HUD inspection. Final site finish is not provided directly by Magnum Development (typically completed by an excavation or dirt contractor. For example, whoever did the initial site preparation for your home). We are happy to assist the homeowner to complete this final step in the HUD inspection process if needed. Please don't hesitate to call our office at 406-628-3019.
Proper site finish and back fill includes just a few easy steps that will ensure your home is in compliance with HUD 3285 and ASCE 32.01 requirements. Below are general instructions to complete your final site finish and back fill.
A 12 inch minimum depth is required for final back fill requirements.
To maintain proper drainage to divert water away from the home back fill must slope away from the house at 1/2 inch per foot for 10 feet. DO NOT push dirt/gravel against the skirt wall. Dump dirt/gravel at the perimeter of the skirt wall and pull it back away from the wall at a slope of 1/2 per foot for the required 10 foot minimum.
Final site finish and back fill should be completed with the same material that is acceptable for the initial site preparation of the sandy gravel base pad built for your home.
Some examples of proper sandy gravel material would be:
- Three Quarter Minus
- Half Minus
- Sandy Road Base
Horizontal perimeter insulation (if required by home location) must be covered completely for proper site finish and back fill.
